External
All properties will have traditional cavity walls
and will be built in natural stone. The roof tiles are in natural
slate and have been selected to blend with these materials, all
in accordance with the Local Planning Authority's guidance. The
rainwater goods and external waste systems will be in PVC, and fully
co-ordinated with all other external features.
Insulation
The loft and floor spaces are insulated to a depth
of 150mm, and all cavity walls are constructed to Building Regulations
Standards.
Windows
& Doors
The window frames are manufactured traditional timber, double glazed,
lockable and fully weather sealed. External doors to the front will
be hardwood feature doors. Victorian scroll type furniture will
be fitted to both internal and external doors. Internal doors are
colonial patterned/Georgian bevelled glass panels.
Internal Decorations/Joinery
5" Taurus moulded softwood skirting boards are incorporated together
with 3" Taurus moulded architrave and window boards, all painted
white. The softwood stars with Hemlock newels, spindles and handrails
have a polished finish. All walls and ceilings will be plastered
and receive a Magnolia Matt Emulsion finish.
Fireplace
Class 2 flue including limited choice of Adam Style
fibrous plaster fireplace with real marble hearth and surround.
Coving
Decorative coving to be included in the lounge, dining room, entrance
hall areas and study (where applicable).
Electrical Specification
All in accordance with NHBC and IEE regulations with extractor fans
to Bathroom, En-suite and Kitchen. RCD fuse box with MBC's. All
sockets to be switched. A TV point will be fitted in the lounge,
kitchen and master bedroom, together with shaver light to bedroom
and en-suite. Also included are a Burglar Alarm (Accenta or similar),
external lighting (to front and rear) and door bell to front entrance
door. Telecom points are to ground floor area and master bedroom.
Heating
Each property will be fitted with a gas fired radiator central heating
system and the boiler, all in accordance with NHBC requirements,
and will be controlled by a fully programmable 24 hour time clock
and ground floor thermostat. The central heating system will also
provide domestic hot water which will be supplemented by the provision
of an electric immersion heater. Each property is individually designed,
and electrical and radiator layouts are available from our Sales
Office.
Smoke Detectors
Each property is fitted with main supplied smoke detectors, installed
in compliance with current Building Regulations.
Kitchen
You can select the colour of your fitted wall units, work surfaces
and wall tiling from the range displayed in our Sales Office. Each
property is laid out as indicated on the individual plans, and is
to include Double oven, Hob & Extractor fan, Dishwasher, Fridge
& Freezer (all Neff or similar appliances). Plumbing for automatic
washing machine. The sink top will be Astracast Prima One and Half
Bowl Supersink set in white, champagne or mocha with Targa mixer
taps to match.
Bathroom/En-suites
Bathrooms will feature a high quality Ideal Standard suite (or similar)
to include gold effect bath/shower taps (chrome optional). A Mira
shower is to be fitted in the en-suite. The main bathroom is to
include full tiling, and en-suite to be half tiled and fully tiled
to the shower area only. Tiles are selected from an extensive range
which is available to all properties.
Driveway/Gardens
The drives are to be brick paviors and gardens will be turfed or
seeded to front and seeded to rear. There is a York stone patio
to rear gardens, and all fencing is as detailed on individual drawing.
