External
All properties will have traditional cavity walls
and will be built in Marshall Heritage sharp faced walling. The
roof tiles have been carefully selected to blend with these materials,
all in accordance with the Local Planning Authority's guidance.
The rainwater goods and external waste systems will be in PVC, and
fully co-ordinated with all other external features.
Insulation
The loft is insulated to a depth
of 200mm, and all cavity walls are constructed to Building Regulations
Standards.
Windows
& Doors
The window frames are manufactured from white uPVC, double glazed,
and fully weather sealed, with leaded lights to front elevation
only. External doors to the front will be hardwood feature doors.
Victorian scroll type furniture will be fitted to both internal
and external doors (A choice of stainless steel is available). Internal
doors are stained Georgian glass 15 panel doors or Colonial white
6 panel doors (for privacy).
Decoration
All internal walls are painted with two coats of Emulsion in Magnolia.
All internal woodwork will be primed and undercoated and finished
with one coat of white Egg Shell / Gloss Paint.
Coving
Decorative coving is featured in the lounge area only. Further coving is provided to the dining room in the Balmoral only.
Electrical Specification
A TV point will be fitted in the lounge (and main bedroom of Balmoral only), and throughout the property there will be adequate power points (as illustrated), all in accordance with Zurich requirements. An external lantern type lamp is fitted adjacent to the front entrance for your security. Wiring only for an alarm system. BT point to ground floor area (and bedroom in Balmoral).Door bell and chime is also incorporated.
Heating
Each property will be fitted with a gas fired radiator central heating system
and the combi boiler will be controlled by a fully programmable 24 hour time clock and ground floor thermostat. The combi boiler will also provide domestic
hot water. Gas supply only for gas fire in lounge (fire not provided as standard), with Class II flue outlet to plots 19 & 20 only, and balanced flue outlets to all other properties.
Smoke Detectors
Each property is fitted with mains supplied smoke detectors installed
in accordance with current Building Regulations.
Kitchen
You can select the colour of your fitted wall units, work surfaces
and wall tiling from the range displayed in our Sales Office. Each
property is laid out as indicated on the individual plans, and is
to include Cooker, Hob & Extractor fan. Plumbing for automatic
washing machine will be supplied. The Balmoral house type also has under unit lighting fitted.
Bathroom/En-suites
Bathrooms will feature a high quality suite from the Twyfords range
(or similar) to include bath/shower tap in chrome. A Mira shower
is to be fitted in the en-suite where applicable. The bathroom is
to include full tiling to the shower area only and tiles are selected
from an extensive range. A Shaver socket and light is fitted to
bathrooms (and en-suites where applicable).
Driveway/Gardens
The drives will be tarmacadam with a path laid to the front and
the rear of the property. The front gardens will be turfed while
the rear garden will be top soiled, and each property is individually
landscaped as shown on the plan in our Sales Office.
